At Early Birds, we specialise in the careful restoration, renovation and improvement of listed and historic properties, where experience, attention to detail and respect for the original building are essential. Keeping things legal

When working with listed properties, we understand the importance of ensuring every stage of the project respects the building’s protected status and the relevant legal requirements. We work closely with clients, architects, conservation professionals and local authorities to ensure the appropriate Listed Building Consent and planning approvals are in place before affected work begins. These requirements naturally influence the design process, from the materials and construction methods used to how original features are repaired, altered or incorporated into new spaces. Rather than seeing these restrictions as a limitation, we use them to help shape a considered design that protects the building’s historic character while creating a home that works for modern living.

Maintaining design

Wherever possible, we believe in repairing, restoring and reusing rather than simply replacing. Original materials are an important part of what gives a historic property its character, so we carefully consider what can be retained and incorporated back into the finished build.

From reclaiming original bricks and roof tiles to restoring timber beams, floorboards and other architectural features, our aim is to make new work feel as though it belongs. Where original materials cannot be reused, we source sympathetic alternatives that complement the age and character of the property.

The result is a home that works beautifully for modern life while still retaining the history, imperfections and individual details that made it special in the first place.

Historic with a modern twist

Listed and historic buildings often require specialist skills that go far beyond standard construction. We work with experienced craftspeople and specialists in traditional techniques, including heritage plastering such as horsehair plaster, alongside skilled trades who understand the care these properties demand.

Our experience includes working on oast houses and both Grade I and Grade II listed properties, giving our team an understanding of the responsibility that comes with working on buildings of historic importance. We approach every project considerately, taking the time to protect original features, respect the property and its surroundings, and carry out work with as little unnecessary disruption as possible.
